Water Entering the Foundation and Garage
The homeowner contacted Excel Landscaping after noticing water collecting against the home during storms. Runoff flowed toward the garage door and continued beneath the house, creating ongoing concerns about foundation moisture and potential long-term damage.
Simply regrading the area wouldn’t solve the problem. Water needed to be collected before it reached the home and redirected to a safe discharge location.
With the source of the problem identified, we designed a drainage system that addressed both surface water and subsurface water around the foundation.
Designing a Custom Drainage Solution for the Property
To protect the home, the drainage system included:
- A French drain installation along the side of the house to collect groundwater before it reached the foundation.
- A channel drain system installed in front of the garage door to capture surface runoff before it entered the garage.
- Underground drainage piping to carry collected water safely away from the home.
- Foundation drainage improvements that prevented water from migrating beneath the structure.
French Drain Installation & Drainage System Installation
Installation began by excavating a trench alongside the home’s foundation where water was collecting.
A perforated drain pipe was installed on a prepared gravel base and surrounded with additional clean stone to encourage water to enter the system efficiently. Filter fabric was used to help prevent soil from clogging the drain over time before the trench was backfilled with decorative river rock that provides both drainage and a clean finished appearance.
At the garage entrance, we installed a channel drain system to intercept runoff flowing down the driveway before it could cross the garage threshold.
Once connected to the underground drainage line, both systems worked together to collect and redirect water away from the home’s foundation.
Protecting the Foundation from Future Water Problems
Because water had been traveling beneath the house, protecting the foundation was the primary objective of this project.
Rather than allowing runoff to collect against the home, the completed drainage system now captures water before it reaches the foundation and safely transports it away from the property.
This foundation drainage repair helps reduce moisture around the home, minimizes the risk of future water intrusion, and provides a long-term solution instead of a temporary fix.
The Finished Drainage System
The entire drainage system installation was completed in just two days.
Today, rainwater is collected before it reaches the garage or foundation, eliminating the standing water that previously caused problems around the home.
